Who It's For
Many traditional gas fireplaces wear a metal louver above and below the glass, and no amount of nice tile hides it. You need a fireplace that sits flush so your finish is the frame. If you want a medium-size fire in a room where the stone or tile is doing the design work, the Bellavista B36 is the one. Choose a louvered unit and the fireplace, not your wall, decides how the room looks.
What Makes It Special
The Bellavista's flush, clean-front design means the glass sits at the wall plane with edge-to-edge trim, so tile, stone, or plaster runs straight to the fire with no grille, no cabinet, and no visible hardware.
Behind the fire you choose rustic brown or old town red brick, a castle-stone pattern, or black enamel reflective panels that mirror the flames and make the firebox look deeper. It lights only when you turn it on, so no gas flows between fires.
Possible Downsides
- The fan is optional, so plan on adding one if the room is large.
- Interior choices are brick or black enamel only; there is no crystal or stone media option as on the Grandview or Horizon.
If you want your tile to meet the fire with nothing in between, the Bellavista B36 is the right decision. People compliment the wall before they notice it has a fireplace in it.
The B36 offers rustic brown, old town red, or castle-stone brick panels, black enamel reflective panels, a fan kit, an ember upgrade package, and basic or programmable wall thermostats.

Can you get an instant online estimate for the Regency Bellavista 36 XTCE?
Yes—right on this page. Configure the Regency Bellavista 36 XTCE and get a free, no-obligation instant estimate covering the unit as configured, a fitting vent kit, and professional installation labor. No phone call required.
What's included in the online estimate?
The unit with the options you selected, a real vent kit matched to your venting, and the installation labor for a typical setup. Your free one-to-two-hour in-home visit confirms every detail before anything is ordered.
Who pulls the permit?
We do, on every job, in every jurisdiction we serve—and we meet the inspector. It's built into the process, not an upsell.
Can you see the Regency Bellavista 36 XTCE in a photo of your own room?
Yes. The Visualizer tab on this page renders the Regency Bellavista 36 XTCE into a straight-on photo of your wall, scaled to the room, so you see it in your space before you price a thing. Phone photos are fine. It's a faithful preview, not an architectural drawing; sizing, venting, and trim get confirmed at the free in-home visit.
Is the online estimate real, or a rough guess?
Real, and honest about what it is: a price for the Regency Bellavista 36 XTCE as configured, a fitting vent kit, and professional installation labor, built from real Seattle installs. It is not binding. The free one-to-two-hour in-home visit checks your actual house before the price is final, and nothing is ordered until then.
Do you install and service the Regency Bellavista 36 XTCE yourselves?
Yes, both. Our own in-house installers set the Regency Bellavista 36 XTCE, run the venting and the gas, pull the permit, and light the first fire before leaving. Afterward the service desk looks after every unit that came from Sutter, with factory-trained technicians and a real date when you call.
